Reactive Maintenance

Reactive Maintenance for Commercial Buildings and Property Portfolios Across London

When something goes wrong in a building, somebody has to deal with it.

A tenant reports a leak. The heating stops working. A toilet blocks. A light fails. A door will not close properly. Suddenly you are trying to work out who to call, arrange access and keep everyone updated.

Landmark takes that problem off your desk.

We coordinate reactive maintenance across commercial buildings and property portfolios, dealing with everything from everyday repairs to more serious building faults.

One point of contact. One team taking responsibility for getting the issue resolved.

Building problems come in all shapes and sizes.

Sometimes it is a leaking tap or a broken hand dryer. Other times it is a boiler fault, loss of hot water or a piece of plant that has stopped working.
Whatever the issue, you should not have to waste time figuring out which contractor to call and then chasing them for updates.
Landmark coordinates the right response and keeps the job moving.

Reactive Maintenance FAQs

What types of reactive maintenance can Landmark deal with?
We deal with a wide range of building faults, from leaking taps, blocked toilets, broken lights and door problems through to heating faults, hot water issues, electrical problems and plant breakdowns. If something has stopped working or needs attention, tell us what is happening and we will help arrange the right response.
It depends on the issue, location, access and the type of engineer required. We assess how urgent the problem is and prioritise the response accordingly. Serious issues such as major leaks, loss of heating, loss of hot water or significant electrical faults will usually need a different response from a minor everyday repair.
Yes, where this is agreed as part of the service. For managed properties and portfolios, Landmark can act as the maintenance contact, receive reported faults, communicate with tenants or occupiers and coordinate the repair from there.
Yes. We can manage reactive maintenance across individual buildings or wider property portfolios, giving you one point of contact while keeping each property and maintenance issue separately tracked. This is particularly useful for clients managing occupied properties where faults, access and communication can otherwise become difficult to keep on top of.
No. If you already have reliable contractors who know your buildings, we can work with them. We can also send Landmark engineers or arrange contractors from our own network when needed. The important part is making sure the right person attends and the job is followed through properly.
Not every fault can be completely resolved on the first visit. If further work, specialist attendance, parts or remedial repairs are required, we will explain what has been found and help coordinate the next step rather than leaving you with an unfinished job and no clear way forward.
Yes, depending on the type of issue and the service arrangements in place. We can help coordinate urgent problems such as leaks, heating failures, hot water loss, electrical faults and plant issues, with the response based on the severity of the problem and what is required to make the situation safe and get the building operating properly again.
